Wow, this project was a major undertaking. As the Owner/Architect of this historic building, we knew going into this project that the building needed a LOT of love. The former bakery building sat empty for 3 years, and the upper level apartment had not been used since the ‘80s.
The short story is that we gutted the building completely, down to the bricks and floor joists. 7 or 8 large industrial size dumpsters later, we had most of the junk out. The former building owners removed all the bakery equipment, including coolers, freezers, and the huge industrial oven! We removed three layers of ceiling (wood, stick up panels, and drywall) to expose the floor joists. We removed ‘80s paneling and plaster off the walls – multiple layers. Much of the brick was then left exposed – some areas, like the bathroom and conference room required drywall wall finish because of damaged brick. A large hole that had been cut into the brick wall of the bakery lobby was repaired with original looking brick. Three layers of flooring were removed by a professional asbestos removal company. All the hodge-podge wiring and plumbing was removed and reinstalled to code! The entire front façade of the main level was removed, down to the steel structural beams and replaced with glass. The brick and floor joists were sandblasted to clean them up. And finally, the reconstruction began. Some of the existing wood ceiling was salvaged for use in the office spaces. The three storefront windows were reused at the office spaces. New flooring, walls, trim, doors and cabinetry could then go in. We worked will all local builders and tradesmen to achieve a fantastic finished product. Custom light fixtures were assembled on site. Nearly full slabs of granite were hauled in for the fireplace surround and front entry desk with waterfall edge. New wood flooring came close to the original look, wide baseboards and trim were reinstalled to replicate the look of the era. Overall, the historic character of this building was again allowed to shine, while incorporating modern amenities. |
